Commercial Build-Outs & Tenant Finish-Outs in North Texas

Cold shell to open for business — permit set through Certificate of Occupancy, pointed at the date on your lease.

You signed a lease with a date on it.

Everything we do is pointed at that date. Chad Harrison came up in commercial construction before Harrison Building Co existed — this is the work the company was built on, and it's still the work where the difference between a good general contractor and a cheap one shows up fastest.

We build out commercial space across Tarrant, Denton, and Wise Counties, including Grapevine, Southlake, Keller, Colleyville, Fort Worth, Roanoke, Northlake, and Decatur.

Scope we carry

  • Tenant finish-out from cold shell or an existing space
  • Permit sets and plan review — submittal, comment response, and city coordination
  • Full MEP — electrical service and distribution, plumbing, HVAC design-build
  • Fire suppression and life safety — sprinkler tie-in, alarm, egress, and rated assemblies
  • Storefront, millwork, and specialty fixtures
  • Inspection sequencing through Certificate of Occupancy

Accessibility and state review

Commercial projects in Texas above the state threshold require registration with TDLR and a review for TAS accessibility compliance. It's a step that surprises a lot of first-time tenants, and it has its own timeline. We flag it at the start and build it into the schedule rather than discovering it at inspection.

Salon and spa finish-outs

Salon build-outs carry more plumbing and electrical density than their square footage suggests — shampoo bowls, dryer circuits, station-by-station power and data, and ventilation that has to actually work when every station is running. We've done this work and we bid it as it really is.

Common questions

Build-outs, answered.

What tenants ask us before they sign.

How early should we bring in a contractor?
Before you sign the lease, if you can. A walkthrough of the space while you're still negotiating tells you what the build-out actually costs, which is leverage on the tenant improvement allowance. We've seen leases signed on spaces that needed twice the TI money anyone budgeted.
Do you work with our architect, or do you have one?
Either. On a finish-out we normally work alongside the architect and MEP engineer the landlord or tenant has already engaged, and we carry the submittal through plan review. If you don't have a design team yet, we'll point you to ones who know the city you're building in.
What actually drives the schedule?
Plan review and long-lead equipment, almost every time — not the construction. Cities in our area vary widely on commercial plan review turnaround, and a kicked-back submittal restarts the clock. We front-load that work so the permit isn't the thing holding up your opening date.
Do you handle the Certificate of Occupancy?
Yes. We sequence the inspections so the final lands when you need it, and we're on site for them. A CO is the last domino in a chain of inspections — miss one earlier and you don't find out until the end.
What kinds of spaces do you build out?
Salons and spas, retail, office, and medical-adjacent suites. Salon finish-outs are a particular strength — the plumbing and electrical density at shampoo bowls and styling stations is where most general contractors underbid the job.
